Pointe-des-Cascades raises permit fees

The cost of obtaining a building permit for a single-family residence in Pointe-des-Cascades has risen from $300.00 to $1,000.00, including a $500.00 deposit refundable upon receipt of the certificate of location, following the adoption of by-law 124-07 at the last municipal council meeting.

A reading of the amendments to by-law 124, originally adopted in 2009, reveals that other permits have seen their fees increased. For a permit authorizing the addition of a dwelling to an existing construction, the fee has risen from $200.00 to $750.00. As with a building permit for a residence, a $500 deposit, refundable on receipt of the certificate of location, is now required.

In addition to the $5/square-meter fee for commercial, institutional and industrial buildings, a basic fee of $500 has been added.

For the construction of another type of dwelling, with three or more dwellings, the bill has risen from $200.00 per dwelling to $1,000.00, of which $500.00 is refundable upon receipt of the certificate of location, and an additional $250.00 per additional dwelling.

As for the demolition of a main building, whereas it used to cost $100, the permit applicant must now expect to pay $300.00 for the permit, in addition to 3 years' guaranteed municipal taxes.

By-law 124-07 also stipulates that a non-refundable fee of $1,000 now applies to all applications for specific construction, alteration or occupancy projects.

Finally, when a building permit expires and the work has not been completed, the new by-law allows the permit to be renewed once, at the same cost as the initial permit.
